Core Build Prices are preliminary estimates provided by an independent quantity surveyor, based on the built price of your chosen plan to our standard specification including: piles, roofing, cladding, exterior joinery, flooring, wall lining, plumbing & electrical.  These costs are based on a builders labour rate of $65/hr and a 10% builders margin on materials and subtrades (add $40K+ for basic kitchen, bathroom, space heater & hot water heater for a single bathroom plan, or $55K+ for a two bathroom plan).

NOTE: Prices assume easy access on a flat site, with good load bearing ground that’s free of contaminants.

  • Our Build Estimate Prices were increase by  approximately 15% at the start ofMay 2021, to reflect the increased build prices that has happened over the past several month in response to the post Covid building environment.

A deposit of $1000+GST is required to place your order. With this deposit securing your pre-order pricing and your position within your chosen plans working group (providing the opportunity to input into decisions during the development of your plan).  Plans that aren’t already under development with our design team, will be scheduled in our workload once we have received four or more deposits for that specific design.  lf the plan you have paid a deposit for, isn’t developed within a six month period from the date of your deposit, then customers will be given the choice to credit their deposit against a different plan in our range, extend the timeframe to a revised agreed timeframe, or be refunded in full.

Note: All deposit payments will be held in a seperate business account, until being used for that plans development.

Should you want to make some custom changes to one of our standard home plans, then so long as the changes you want are practical and don’t compromise the plans integrity we can provide you with a plan customisation service at the reduced rate of $100/hour to adjust your consent documentation set to suit your personal and site requirements.

Note: Changes such as changing door and window positions, or lengthening spaces to create larger rooms are relatively easy, however other changes such as widening the building width will often create too many changes to details and therefore be impractical.

As these plans are developed, we will also be creating a range of pre-designed optional add-ons including: Kitchen & cabinetry design (incl. appliance specification); Bathroom design & fittings specification; Deck & Pergola options; Garage & Carport options; Solar Power & Rainwater systems; Landscape design services; Glasshouse, raised Vege bed & Chook run systems etc…

Who is Greenbridge and what makes us qualified to launch these plans?

Greenbridge is a value lead design studio, based in New Plymouth under the beautiful Maunga Taranaki.  We’ve been designing sustainable landscapes, healthy homes and resilient community projects since April 2012 and our design team has a combined work experience of over 80 years.  We therefore have a strong understanding of the challenges facing aspiring new home owners. As two of our core home design team have backgrounds in industrial design, we take a different approach to designing homes…

“We see a home as a beautiful product, that should not only be practical and durable, but which should be healthy for its occupants, be energy and water efficient, while minimising impacts on the environment”.  This approach, along with our experience in manufacturing, cabinetry, interior design and yacht design, gives us a unique perspective for designing small footprint homes that are healthy, efficient, a joy to live in, and that have a comparable build cost to a conventional home.
